How we work

From land to front door, with discipline.

A simple process, applied carefully. Every decision is made on evidence, and every project is measured on more than its financial return.

Our process

Six steps.

  1. Choose the place

We study each market and submarket before we look at any plot — demand, supply, prices and risks such as flooding or protected land.

  2. Buy land with discipline

Land decisions go through an investment committee. We set a ceiling on how much of a project's value can be spent on land, and we keep to it.

  3. Take it through planning

Planning rules differ by region and municipality. We take the time to understand them and work with local specialists from the start.

  4. Design around daily life

We begin with how people actually live: light, outdoor space, quiet rooms, running costs. Then we design the building to support that.

  5. Build for the long term

Durable materials and simple, low-maintenance systems, delivered with local craftspeople and reliable partners.

  6. Deliver and stand behind it

We report honestly on progress and results, and we stand behind what we have built.

Design principles

Five principles that shape what we build.

Environmental leadership

Buildings that support nature rather than displace it. Green materials, renewable energy, water care and biodiversity are where we start.

Southern European contemporary

Modern structure with warm materials, deep terraces and local craftsmanship. The climate and culture are design assets.

Low cost of living

A well-built home costs less to run. We design in energy efficiency, durability and simplicity from day one.

Future-ready infrastructure

EV charging, smart systems, fast connectivity and adaptable wiring as standard, so homes serve their occupants well beyond 2045.

Balanced urban integration

Developments that strengthen their neighbourhood, draw on local culture and talent, and let several generations and income levels live side by side.

How we measure success

Three kinds of impact.

Every project is assessed on its social, environmental and economic contribution, as well as its financial return. We intend to report on all three, in plain language.

We also try to keep our own organisation lean: a small core team supported by a network of specialists, so expertise is used where it matters.
